SECTION 101

The lessee shall be bound to pay the rents and to comply with the clauses and conditions of the lease. Where the lessee fails to pay the rents or to comply with a clause in the lease, the lessor, after serving him through an extrajudicial act with a formal notice to comply with the clauses and conditions of the lease, may bring an action before the competent court for the termination of the lease and the eviction of the lessee and all the occupants under his authority. Such notice shall reproduce, under penalty of being declared null and void the provisions of this article and inform the lessee that where he fails to pay or comply with the clauses and conditions of the lease within a period of one month, the action for termination of the lease shall be pursued. A lessor who intends to pursue an action for termination of a lease in respect of premises from which a business is operated shall give notice of the action to the registered creditors. The judgment declaring the termination of the lease shall only be pronounced after a period of one month following notification of the action to the registered creditors.
